Regardless of the scope of work or the extent of our involvement in the development, our goal is the ultimate implementation and successful operation of each and every project.

We believe that all of the ingredients required to achieve this goal include sound market research; exciting creative; practical master planning;quality designs; accurate financial projections; and precise management & operational expertise all performed with a sensitivity to environmental and green concerns; and others which must be carefully woven together into a multi-layered, repetitive process. The input of all departments into each phase of a project is essential as this ensures a smooth and successful integration between all the development phases right through to the operation.

Concept Design

The conceptual design phase will commence with a market study, which forms the basis for the business case. The component matrix is formulated from the results of the market report, which in turn supports the justifications for the business plan.

The brand development is crucial to the identity of the development as a whole, and this commences at the concept stage of the project.Once the fundamentals of the business plan are established and developed, a set of conceptual drawings will be created including a conceptual block master plan and footprints as well as specific renderings of the key areas clearly demonstrating design intent. A draft timeline for the development through the various phases will be interlinked closely with the business plan.

Once the components of this conceptual design phase are completed a presentation document will be prepared for the potential investors and stakeholders in the project.

Detailed Design

Select Contracts will develop the approved concept design into detailed design intent drawings that will be converted into working drawings for permitting and construction by the locally hired project consultants.

Concurrently, the capital expenditure and business plan is updated so that overall budgets to opening can be finalized and approved.

At all times during this phase careful consideration is always given to utilizing environmentally friendly, sustainable and green technology and finishes.

Project & Development Management

With a set of detailed drawings and a financially & operationally viable project, Select Contracts’ project management team will ensure that the management of the process on and off site is smooth and continues through to opening.

Select Contracts constantly supervise and monitor the onsite process throughout this phase with particular attention to design integrity, capital budgets and timelines.  The onsite team will regularly report to all the stakeholders.

Cost management and value engineering is critical for any project, not only during the initial design stages but also during the onsite construction process. Alternative products and methods of construction are constantly explored in order to reduce overall costs whilst still meeting and exceeding client expectations.

Constant risk management identifies construction exposures and formulates an effective risk management strategy to mitigate the potential for loss.  In order to achieve a workable balance, proper risk identification and risk analysis is required every step of the way.

Marketing & Branding

Select Contracts will further develop the brand strategy from the conceptual design stage and will identify the brand values and create its purpose.

The brand strategy will enable the business to be built on sound foundations together with a marketing strategy from which a marketing communications plan will be developed. This component of the project is always completed well in advance of the soft opening to ensure the market and target audiences are fully aware of the product and its launch date.

A public relations strategy will be introduced to capitalize on the uniqueness of the project including hardhat tours and media events. 

The operations team will develop individual and group packages together with advertising and promotions campaigns.

Pre Opening Management

The pre-opening management phase will run concurrently with the entire design and build-out schedule. This is an extremely crucial phase and assures a timely opening, smooth operation and success of the overall project.

The pre-opening management team will oversee the management and staff recruitment, training, establishment of personnel procedures and employee manuals, sourcing of staff accommodation, uniform development, administrative and operational systems, corporate structure, advertising and marketing plans, development of corporate image, cash handling procedures, programming initiatives, insurance, safety procedures, evacuation & maintenance procedures and operations manuals for the facility.

Management will assemble a sales team that will develop the corporate event strategy to structure events, groups, picnics, bus tours, day trips, social events and other group business to fill soft periods and maximize occupancy.

Management Contracts

There are a variety of options when it comes to the ongoing management of projects. Each project is unique and hence the operational elements vary significantly.

Select Contracts has the resources and ability to manage the ongoing operation of any leisure and entertainment project by overseeing the operational, technical and maintenance management of the facility post-opening, on a day-to-day basis for a determined length of time. Select Contracts management contracts usually extend for a 10-year period.  Select Contracts’ expertise is the management of leisure and entertainment venues and their standard operating procedures are applied as the core of all operations and amended as required to suit the specific type of project.

Project Repositioning

One of Select Contracts’ popular service is providing both raw land owners and existing property owners with a complete re-positioning strategy and follow up that will increase the value of their property for onward sale or for increase in revenues. 

Raw land owners – clients with a piece of land that they are trying to sell would utilise this service for a complete concept to be worked up for the land including brief market study, conceptual design, master planning, renderings and a 10 year business plan. This will then give the land a full vision that potential buyers can then fully buy into and enable them to take the next step in purchasing the land. On top of this, Select Contracts can also get involved to ensure that the correct zoning and permissions are in place for such a project which would further increase the value of the land.

Existing property owners – clients with an existing property, a hotel for example, can utilise this service to completely re-position their property to attract a higher standard of clientele and therefore be able to charge higher room rates. Select Contracts would do a market study in the region to determine what is required and what is popular and then create a documented strategy for implementation. Once client has approved the strategy, Select Contracts can then proceed with the actual implementation, this might involve some new interior design, renovations, operational repositioning to attract the higher spending clientele, new marketing and branding strategy and even bringing a branded hotel operator to the property to manage the property on a day to day basis. Not only will this boost the hotel revenues but will also create a larger asset value for the client. This can be available for all sectors that we work in.

Client & Investor Representative

Select Contracts will act as the client/investor representative for an agreed period of time. During this period, a dedicated member of the Select Contracts team will be onsite and on hand to ensure the project progresses to the requirements and expectations of the investor or client. The deliverables are not exhaustive, but would include the following key aspects of the development:

Monitor design integrity
Track budgets
Create business plans
Reviewing master plans and architectural drawings
Chart project progress and timelines
Monitor property sales
Be the 'eyes and ears' of the client/investor on the ground
Issue monthly progress reports

As the client, you will have the full back up of the Select Contracts head office and the company directors will make frequent trips to the site to monitor progress.

Project Analysis

The project analysis will utilise the experience and services of Select Contracts’ 31 years of leisure and entertainment Turnkey Solutions (design:build:operate) to provide a detailed analysis on a pre-existing project, regardless of its stage of development.

The head office team and company directors will review all existing project plans, documents, drawings and literature which may have been created and offer a complete detailed and constructive summary of their findings.

It is the intention at the end of this phase that the investor or client will have full confidence to move in the suggested direction as proposed by Select Contracts.
