Select Contracts’ specialized knowledge of the leisure and recreation industry allows unique and valuable insight into attractions that would cater to both the existing and future residential market and create a unique destination to attract visitors to the marina.
Select Contracts was engaged in 2021 to perform a market study, conceptual design and business planning for the marina development and adjacent lands throughout the foreshore. The objective was to evaluate the market needs and project situation as it relates to public facilities and amenities on and around the marina site in order to ensure a lively community asset is created.
To assess the demographic profile of the visitor market for this project we broke it down into four segments; local residents, day-trippers, weekenders and domestic & international visitors. We used the relevant drive-time radii for each segment to investigate the competitive market and determine the mix of recreational facilities needed to draw each to the project site.
In addition to the market study, Select Contracts undertook a design assessment of the primary building of the marina development to provide alternative solutions that will increase operational efficiency and increase the revenue of short-term accommodation.
The recommended attractions for this project focused on creating destination experiences that provide educational opportunities around marine, coastal and wetland conservation. Further, the introduction of a swimming lagoon, destination playground, parks and indigenous education will bring life and activity to the marina development and ground it within the local community.
