This project is a proposed 62ha mixed-use development that is set to transform this northern gateway into a vibrant residential community hub and the region’s active recreation destination hub through a mix of high-quality medium density residential housing, river links, tourism activities and adventure and leisure activities.

Select Contract’s extensive experience consulting in the New Zealand leisure, recreation and adventure sectors allowed us to provide valuable insight into the destination-making opportunities present in the local market.
Select Contracts was engaged to produce a Market Study and Leisure Asset Validation for a selection of components identified by the client as suitable for the overall development.
To produce the Market Study we researched all available resident and visitor data in order to identify the market size and opportunities present, as well investigating any potential site conditions that could impact the success of the identified components.
For the purposes of the Leisure Asset Validation, we investigated all “competitors” that we defined as any substitute activities and pursuits that the target market(s) may choose as an alternative for their time and leisure spending dollars.
The completed report provided either validation or rejection of each of the components identified by the client with a rationale based on the findings of the market study as well as the lens of destination building for the target market(s).
Following consultation with the client and other project stakeholders, we produced a conceptual Master Plan to lay out all of the approved components within the site’s four precincts.
