The project site is located within the 5.168 hectare Queen Mary Historical Reserve. It includes the expansion of the existing thermal pool and spa facility, retrofits of the surrounding buildings and the introduction of community fitness facilities.

The Brief:
Select Contracts was engaged in 2018 to assess the development opportunities on the former Queen Mary Hospital and Crown Health sites. Project deliverables included an indicative business case and a range of development options.
Our Approach:
A collection of development themes were established to cluster opportunities for future commercial consideration. Within each theme, a number of development options were identified for the reserve land and existing buildings. Each option was analyzed at a high level for capital and operating costs and forecast commercial returns. Each option also provides different/diverse commercial, social, economic and environmental outcomes & benefits.
The Result:
The development of this Indicative Business Case enabled the client to determine the “Highest and Best Use” of the site in a relatively short period of time. The recommended developments will allow the project to grow the region’s tourism assets that in turn may provide substantial economic and social benefits. This report summarizes ‘what success looks like’ for the site, a range of development options, the commercial viability of each and how these could be funded and delivered/owned/operated.
